1000 South Capitol Street, SE is a proposed 320,000 square foot office building located in the Capitol Riverfront District located near Nationals Park, the home of the Washington Nationals. This site is blocks from the Navy Yard Metro Station and is close to Capitol Hill.

The Corporate Office Centre at Tysons II

The Corporate Office Centre at Tysons II is located in Tysons Corner, Virginia, the 12th largest business district in the country and Fairfax County's downtown. Situated at the intersection of the Capital Beltway (I-495), Route 123, the Dulles Toll Road and footsteps from the new Tysons Corner Metro Station scheduled to open in early 2014, The Corporate Office Centre at Tysons II is the most prestigious address in the Washington D.C. Metro region. Within the 117-acre development is Tysons Galleria, four award-winning office buildings, all developed by Lerner, and The Ritz-Carlton Hotel • Tysons Corner. Tysons Galleria is an 800,000 square foot luxury shopping destination featuring numerous luxurious shops and restaurants. The Ritz-Carlton Hotel • Tysons Corner was named one of the top 50 hotels in the United States by Condé Naste Traveler Reader's Choice Awards and offers elegant accommodations and superior personal service. The completed projects developed by Lerner include 1600 Tysons Boulevard, a 305,000 square foot office tower; 1650 Tysons Boulevard, a 395,000 square foot office tower; 1750 Tysons Boulevard, a 405,000 square foot office tower; 1800 Tysons Boulevard, a 320,000 square foot office tower; and Lillian Court at Tysons II, a 286 unit award winning luxury condominium project. All of the buildings are connected by a climate controlled walkway to each other and to Tysons Galleria and The Ritz-Carlton. 1775 Tysons Boulevard, currently under construction and ready for occupancy in early 2014, will be the fifth office building developed by Lerner and is registered with the certification goal of LEED® Platinum - the first building and development in Tysons Corner to do so.

1725 Tysons Boulevard is planned as a 23-story, 600,000 square foot first-class tower. The site is located within Lerner's Corporate Office Centre at Tysons II in Tysons Corner, Virginia, the largest office market in Virginia and 12th largest in the nation. The building is one block from the new Tysons Corner Metro Station scheduled to open in early 2014.

1775 Tysons Boulevard

1775 Tysons Boulevard will be a 476,000 square foot 18-story world class office tower designed by the internationally acclaimed architectural firm of Kohn Pedersen Fox Associates PC of New York. The building will be one block from the new Tysons Corner Metro Station scheduled to open in early 2014. The building will be connected by a climate controlled walkway to Lerner's other office buildings, Tysons Galleria and The Ritz-Carlton. 1775 Tysons Boulevard is registered with the certification goal of LEED® Platinum - the first building and development in Tysons Corner to do so, and will be located within Lerner's Corporate Office Centre at Tysons II in Tysons Corner, Virginia, the largest office market in Virginia and 12th largest in the nation.

Four Vintage Park

Four Vintage Park, Pacific Boulevard and Vintage Park Plaza, is a planned six-story 186,000 square foot Class 'A' office building designed for LEED® Gold certification. Vintage Park is located at Routes 28 and 606 in Dulles, Loudoun County, Virginia, is within the Dulles Technology Corridor and is within two miles of Washington Dulles International Airport. Pre-leasing now underway.

Beaumeade Corporate Park

The 684-acre Beaumeade Corporate Park is located in Ashburn, Loudoun County, Virginia. Beaumeade is well-known in the Washington area as the site of Redskins Park, the 162-acre practice facility for the Washington Redskins, and home to many other prominent companies. One Beaumeade Corporate Park, a planned 175,000 square foot office building, designed for LEED® Gold certification, will be located at the intersection of Loudoun County Parkway and Beaumeade Circle. This is the first phase of the 575,000 square foot Class 'A' Office Park. The development is located in Loudoun County, Virginia, one of the fastest growing and wealthiest counties in the United States.

Dulles Highpoint

Dulles Highpoint is a 57-acre planned multi-use development located in Dulles, Loudoun County, Virginia. The park will include 600,000 square feet of office space and a proposed hotel. The development is located off Route 28, is within the Dulles Technology Corridor and is within three miles of Washington Dulles International Airport. The site is located in Loudoun County, Virginia, one of the fastest growing and wealthiest counties in the United States. Sites are available for lease and build-to-suit.

Parkway Center at Beaumeade

The Parkway Center at Beaumeade is a proposed 1.2 million square foot office park in Ashburn, Virginia, at the intersection of Loudoun County Parkway and Patriot Drive. The development is located in Loudoun County, Virginia, one of the fastest growing and wealthiest counties in the United States. The center will be easily accessible from Washington, D.C. and is just minutes north of the Washington Dulles International Airport.

2000 Tower Oaks Boulevard

Tower Oaks is a mixed-use development located in Rockville, Maryland, at the intersection of Wootton Parkway and Tower Oaks Boulevard. The project is a joint venture between Lerner and The Tower Companies. The first phase of the development is 2000 Tower Oaks Boulevard, a completed nine-story 200,000 square foot LEED® Platinum office building and headquarters for both Lerner Enterprises and The Tower Companies. Leasing is currently in progress. Hotel and residential towers are also planned as part of the Tower Oaks development.

Located off I-270 in Germantown, Maryland, Crystal Rock Corporate Park is a 75-acre planned mixed-use development that will feature 1.3 million square feet of office, retail, residential and hotel projects. The development is located in Montgomery County, Maryland, one of the nation's most affluent and populous counties.

Fallsgrove Corporate Center is a planned 208,000 square foot eight-story Class 'A' office building at 1900 Research Boulevard at Gude Drive in Rockville, Maryland. Construction of Fallsgrove Plaza started in Fall 2012. Fallsgrove Plaza is a 110,000 square foot Class A medical | office building located at 14995 Shady Grove Road in Rockville, Maryland. The building is designed to achieve LEED® Gold certification and offers easy access to I-270, is minutes from I-495 the Capital Beltway and is a short drive from the Shady Grove and Rockville Metro Stations, Shady Grove Adventist Hospital, Johns Hopkins Life Sciences Center, Fallsgrove Hilton Garden Inn • Homewood Suites and Fallsgrove Village Center. The site is strategically located within the Montgomery County's Life Sciences Corridor. Nicholas M. Zuppas and David A. Gittleson of Gittleson Zuppas Medical Realty will head the leasing effort for the new building. The firm specializes in leasing to firms in the medical field throughout the Washington, D.C. metropolitan area in addition to representing numerous medical practices.
