Lerner Completes 20 M Street: Gateway to the New Southeast CBD Corridor

Washington, March 12, 2007  – Lerner Enterprises, Washington D.C.’s largest private real estate developer, is pleased to announce the substantial completion of 20 M Street, SE, a 190,600 square foot 10-story Class ‘A’ office building located in Washington D.C.’s Southeast Corridor. 20 M Street is situated across from the Navy Yard Metro and two blocks from the new ballpark of the Washington Nationals.

“20 M Street is a world-class office building with a strategic position of being the first building residents, tourists, fans and workers will see as they enter the Southeast submarket along M Street from South Capitol Street,” stated Mark D. Lerner, a Principal of Lerner Enterprises. “The neighborhood is quickly becoming the place to work, live and play and we are delighted to play such a pivotal role in its transformation,” he added.

20 M Street, SE provides picturesque views of the nation’s signature landmarks including the Washington Monument, the U.S. Capitol, and the new ballpark for the Washington Nationals scheduled to open on schedule in April, 2008. The building features a modern horizontal curtain-wall that fronts on M Street and offers an expansive glass line, bands of metal and glass panels, cool-tinted glass that reflects the sky while maximizing vistas, an artfully designed lobby with details that include granite and glass walls and granite floor, an articulated ceiling boasting dramatic lighting, a soaring metal rooftop canopy announcing the building’s landmark presence and an efficient office environment designed with 19,960 square foot rectangular floor plates proportioned for flexible interior and perimeter office layouts and windows that wrap corner offices to take maximum advantage of city views.

20 M Street is the first building designed and developed by Lerner under its Green Initiative Program that, in addition to being environmentally friendly, focuses special attention on energy and resource conservation, while preserving a healthy environment for tenants and visitors alike. Lerner will submit for a LEED(R) Gold rating, a building certification system administered by the U.S. Green Building Council. The building’s environmental benefits include roofing designed to reduce heat island effects, plumbing designed to reduce water consumption, reclaiming water for the building’s landscape, reducing energy consumption through high efficiency HVAC systems, maximizing use of recycled materials, incorporating humidification controls to ensure optimum tenant comfort and encouraging the use of public transportation because of its close proximity to the Navy Yard Metro.

Office leasing is provided by Brian R. Raher and Brian T. McVay of Cushman & Wakefield and retail leasing is provided by Lerner Corporation.
